Rodent control and exclusion for San Antonio and Hill Country homes, with a 1-year exclusion warranty.
Species, travel paths, rooflines, utility gaps, and food sources determine the exclusion plan.
01 · Signs
Are rodents getting into your home?
Scratching in the attic at night is the most common first sign, and it almost always means roof rats. Droppings confirm it. Rodents do not leave on their own once they have found food and shelter.
Sign 01Attic noise at night
Scratching, running, or rolling sounds above the ceiling after dark, common in fall and winter.
Sign 02Droppings
Dark, rice-to-raisin-sized droppings in the attic, garage, pantry, or under sinks.
Sign 03Gnawed wires and boxes
Chewed insulation, wiring, storage boxes, or pet food bags.
Sign 04Rub marks
Greasy dark smudges along beams, pipes, or gaps where rodents travel the same route.
Sign 05Tree and roof contact
Live oak or pecan limbs touching the roofline give roof rats a highway into the attic.
03 · Our treatment plan
How we handle rodent control & exclusion.
- 01
Inspect
We inspect the roofline, soffits, vents, AC and plumbing penetrations, garage door seals, and the attic.
- 02
Identify species
We confirm roof rats, Norway rats, or house mice. Each uses different routes and needs different trap placement.
- 03
Written plan
You get a list of every entry point we found with photos, the trapping plan, and the exclusion price.
- 04
Treat
We trap the rodents that are already inside, then seal the verified entry points with rodent-proof materials.
- 05
Follow-up
We check and reset traps until activity stops, then the sealed entry points stay under a 1-year exclusion warranty.
04 · Warranty
What it covers.
If rodents get in through an entry point we sealed within 1 year, we come back and fix it free.
The warranty covers the entry points we sealed, as listed on your service record. New openings from construction, roof work, storm damage, or animal damage are not covered.

What people ask us.
Why not just use poison?+
Rodents that die in walls and attics cause odor and attract flies. We trap and seal so the rodents leave the structure.
How long does exclusion take?+
Most homes are sealed in one or two visits after the inspection. Trapping continues until activity stops.
Why do rodents come in during fall?+
Cooler nights push roof rats and mice toward warm attics and walls, so calls rise from October through winter.
Should I trim my trees?+
Yes. Keeping limbs a few feet back from the roofline removes one of the easiest routes for roof rats.
