Termite treatment for San Antonio and Boerne homes, backed by up to a 5-year warranty.
Soil, slab, moisture, and the termite species in your walls all change the right treatment. We confirm all four before we quote.
01 · Signs
Do you have termites?
If you see mud tubes on the slab or a pile of shed wings near a window, assume yes until an inspection says otherwise. Termites rarely show themselves. You usually find what they leave behind.
Sign 01Mud tubes on the foundation
Pencil-width tubes of soil climbing the slab edge, piers, or garage wall. Break one open; fresh tubes repair within days.
Sign 02Shed wings near windows
Small, equal-length wings on sills or in spider webs, usually after a warm rain in March through May.
Sign 03Swarmers indoors
Dark, winged insects coming from a wall, door frame, or bathroom after spring rain. Swarmers inside mean the colony is close.
Sign 04Hollow or blistered wood
Baseboards or door trim that sound hollow, dent easily, or have rippled paint.
Sign 05Sticking doors and windows
Moisture from termite activity can swell frames, though settling can cause this too. We check both.
Sign 06Pellet-like frass
Tiny, six-sided pellets under furniture or trim point to drywood termites, which need a different plan.

03 · Our treatment plan
How we handle termite control.
- 01
Inspect
We inspect the full perimeter, garage, attic access, plumbing penetrations, and any wood-to-soil contact. We also probe and moisture-read suspect areas.
- 02
Identify species
We confirm subterranean or drywood activity. Subterranean termites need a soil plan. Drywood termites live in the wood itself and need a different one.
- 03
Written plan
You get a diagram of activity and conditions, the treatment we recommend and why, the warranty term that comes with it, and the price before any work starts.
- 04
Treat
Depending on construction and pressure: a liquid soil barrier, a bait system, spot treatment for drywood, or a combination. We explain what is going in the ground and where.
- 05
Follow-up
We return to confirm activity has stopped, then complete scheduled inspections for the life of the warranty.
04 · Warranty
What it covers.
If termites return to a treated area during your warranty, we come back and re-treat at no charge. Warranty length depends on the treatment you choose, up to 5 years.
Coverage applies to the treated structure and the treated areas listed on your service agreement. Renewal requires the scheduled inspections. Exact terms, including any repair coverage, are stated in writing on your agreement before treatment.

What people ask us.
How long does termite treatment take?+
Most liquid treatments on a typical San Antonio slab home finish in one visit of a few hours. Bait systems install in a visit and then work over several months.
Do I need to leave the house?+
No for most soil and bait treatments. We will tell you in the written plan if any area needs to be cleared.
When do termites swarm here?+
Subterranean termites usually swarm on warm days after spring rain, roughly March through May across San Antonio and the Hill Country.
Bait or liquid. Which is better?+
It depends on the construction, soil, nearby water, and how much activity there is. We recommend one after the inspection and explain why in writing.
Can you give me a letter for a home sale?+
Yes. We can inspect and document termite findings for a real estate transaction. Ask when you request your quote.
